Allow Me to Reintroduce Myself

Hi friends. Remember me? It’s Devin, your Bowling Green Home Inspector. I haven’t written in a while, mainly because I have been extremely busy doing what I write about on this blog-inspecting homes.
 
On the last post, Lindsey mentioned I would be answering a question asked by you. The question that I decided to address is one that I have been asked several times, “Should I have my new home inspected?”

This is a great question and I understand why people would ask. The typical notion is that all new homes, similar to a new car, are created the same and should be in perfect shape, with everything in its proper place and working like brand new. This however, is often not the case. Defects exist in all homes, including new construction. Homes are built by people and since people are not perfect, their work is not always perfect either.


Therefore, it is very important for a buyer to have a home inspector examine their newly completed home. This is especially important to do while the builder and subcontractors are still willing to honor their warranty.


Below are three common reasons buyers and sellers give as to why they don’t get a home inspection on their newly completed home.

Reason #1: I Trust My Builder!


The reality today is that most home builders don’t even have tools and equipment. The fact is most new home builders are financiers and occasionally job site managers.

Who actually builds most of your new home are the sub-contractors that the builder hires to do the work. So whether your new home is built correctly and complies with the current building code strictly depends on the knowledge and skill of the sub-contractors. 


The reality is that the quality of the sub-contractors can vary greatly. It is not uncommon for a sub-contractor to be unlicensed and unregulated, so who is monitoring the quality of their work?

Reason #2: The House Is New What Could Be Wrong?


Even though all of the parts of the house you come in contact with each and every day appear fine, there’s a lot more to your house than meets the layman’s eye.

Here’s the real question; were the mechanical and structural components of the house put together properly? And truthfully, most homeowners don’t have the knowledge or skill to judge that aspect of a new home.


So here’s what happens in many cases. You go to sell your new home sometime in the future. The buyer hires a home inspector to evaluate the property for them. And low and behold the buyer’s home inspector finds things that were done improperly by the sub-contractors and now the buyer wants you to make the necessary repairs. It will save you time, money and headaches to find small issues or problems before they get a chance to become larger, costly mistakes down the road.


Reason # 3: It Passed Code, So Everything Is Just Fine!


Having a code inspection is only a starting point, and it is a good one. When you have your home evaluated by a professional, licensed, continually educated home inspector, you get more. I am looking that your new home more than just passes the minimum code standards, I check things like I am going to buy it myself. I speak house, just like a builder, and can help to get you what you need.

So here’s the long and short of the matter…


You Need An Independent Evaluation Of The Property By Your Professional Home Inspector To Protect Your Interests!
